POSITION: Director of Building Repairs

SALARY: $62,606 - $75,983

TYPICAL WORK ACTIVITIES
- Executes all repairs, alterations, improvements and rehabilitation to school plant as required;
- advises architectural engineering staff in the preparation of all plans and specifications for new construction or alterations;
- prepares work schedule in the areas of design, construction and rehabilitation;
- Confers with school administrators, supervisors, and vendors on repair and maintenance activities;
- -investigates requests for repairs and alterations;
- -makes recommendations for work to be performed, materials to be used and purchased
- -sets up a schedule of work priorities;
- Makes periodic inspections to ascertain that work is performed in accordance with plans and specifications; -
- -supervises and inspects work done by outside contractor;
- submits approval of requests for payment for work completed;
- Develops and submits specifications to the purchase department for bid purposes on all materials and equipment needed;
- Maintains time records and submits to payroll department; Performs related work as required.
FULL PERFORMANCE KNOWLEDGES, SKILLS, ABILITIES AND PERSONAL CHARACTERISTICS:
- Thorough knowledge of the principles and practices of large scale building construction and or alterations
- Thorough knowledge of the principles and practices of construction, alterations and maintenance of a physical plant, including mechanical and electrical equipment, air conditioning, heating and ventilating systems;
- Good knowledge of inspection procedures;
- Ability to read and interpret plans and specifications Administrative supervision;
- Ability to understand and interpret written material;
- Ability to establish and maintain an effective working relationships with contractors; Firmness but courtesy;
- Physical condition to commensurate with the demands of the position.
MINIMUM QUALIFICATIONS
(A) Associates Degree from an accredited junior college or technical institute in Civil or Construction Technology and six years of full time experience where work involves the rehabilitation, construction, re—construction, renovation or maintenance of buildings; three years of which must have been in a supervisory capacity;
OR
(B) Graduation from high school or its equivalent and eight years of full—time experience as a skilled craft worker in one of the building trades where work involves the rehabilitation, construction, re-construction, renovation or maintenance of buildings; three years of which must have been in a supervisory capacity
OR
(c) an equivalent combination as defined within the limits of (A) and (B
